Whole row of flats up for auction in 'real test' for property market

A WHOLE row of a dozen flats are to go under the hammer in the biggest single lot of Lothians property to be auctioned off in recent years.
Auctioneers say there has already been strong interest from investors in the block of flats on Haddington Road in Tranent.

The one and two-bedroom homes are expected to sell for up to £500,000 when they are auctioned off in Glasgow next week.

They are expected to attract buy-to-let investors as eight of the flats already have tenants on standard short leases – meaning there would immediately be an annual rental income of more than £32,000. And finding tenants for the four unoccupied flats could push the annual income to nearer £50,000.

That means it is expected to be a real test of the current state of the property market in the Lothians.

Shaun Vigers, auctioneer and director at Edinburgh-based SVA Property Auctions, said: "You sometimes get whole tenement blocks that are in a single ownership with flats let out but it's very rare to be horizontal rather than vertical. It's the first time I've offered something like 12 flats in one block.

"We already know there is a reasonable amount of interest and investors do like this sort of opportunity because they get control of the whole building.

"Based on the rent and potential rent, I'd be inclined to say we will possibly be looking at £420,000-£460,000 as a guide price, but it could do up to half a million."

The building is owned by the Co-Operative and it was used as accommodation for the employees it had in the area. However, latterly it rented out the building to other tenants, and no current employees are in the building. There are eight one-bed flats within the block, with four two-beds.

Mr Vigers admitted that an investor may be able to buy the flats for a decent price now, then sell them individually for a profit. However, he added: "If you did that, you would no longer have control of the whole block.

"That makes it likely that, in the current market, it will interest an investor looking to let out rather than sell off individually."

The flats are being sold off by the Co-operative Group, which inherited them last year following a merger with the Lothian, Borders and Angus Co-operative Society.

Last month, more than £1.6 million was raised from an Edinburgh auction dominated by 15 properties owned by the Co-op.

As well as the row of flats on Haddington Road, the Co-op will also sell a single-storey detached home on Tranent's Ormiston Road and a 19th century cottage in West Adniston, also Tranent, at next week's auction.

A Co-op Group spokesman said: "These are properties that are surplus to requirements."

The auction takes place on 24 June at Glasgow's Swallow Hotel.

I grew up opposite these flats there is nothing wrong with this area of Tranent. You two above are probably pond dwellers from West Lothian.

The interesting point is that if these flats sell for even the most optimistic price of £500,000 for the 12 this would put the average price per flat at something of the region of £40,000. If this is true then surely this does not bode well for property prices in the area. Though if anything it is a far more realistic price than many of the daft vaulations we have seen over the past few years but one has to question why the Co-op are allowing them to be sold so 'cheaply'?

#4 there are some areas of Tranent that are none too savoury yes, but some of the posters on this site are talking out their a*ses and clearly are making comment wth no knowledge whatsoever of the area or town in general.

any time ive been in tranent its been ok,there are a LOT worse places

Exactly, but when was the last flat to be sold for less than £40K in Tranent?! On the ESPC just now, similar looking one bedroom flats there have asking prices ~£100K. I agree £40,000 is a far more realistic price but what will the sellers of the £100,000 similar properties be thinking....

Prestonpans is in East Lothian and always has been. Elayne, Cardenden is rough agreed, worse than Tranent by a country mile. It is proper Uncledad country.

I think Tranent and the like sometimes get a bit left out, Haddington gets shed loads of cash spent on it because the council offices and the court is there. Everywhere else seems to have to just make do with what ever's left over.

The Marine hotel does a particularly good steak sarnie, and they have 2 full size snooker tables. Well worth a visit.

Radges everywhere I agree - no escaping them. But Dunbar certainly don't top the charts - lovely place to live actually. Way less hassle there than in many towns at the weekend.

Are you sure you're a regular visitor? This outdoor swimming pool you mention can only be that tidal paddling pool or the harbour itself when the tide's in.

What used to be the outdoor swimming pool was filled in some time ago and is now a parking bay for wee boats on trailers.

I passed through Tranent 20 years ago and they had a great big sign up saying if you found anyone in Tranent with brains there is a £200 reward, I drove through it again recently, they have now increased it to £1000.

I say. This would be a perfect place for me to house my Springer Spaniels. It would add real value to the area and augment the place given all the apes that live here currently
